• HOW DO WE SEARCH?
For us to find property for you, first we must establish your requirements. It's essential that we get to know you, and what your property goals and lifestyle requirements are. Then, using our experience and network of contacts we can start an intensive search. Not only do we look for the type of house you specify. We look at all your requirements, location, schools, commuting distances, local amenities and any items important to you. We can do environmental searches on the short listed properties, preventing you wasting time and money on conveyance fees for unsuitable properties.
• WHERE DO WE FIND THE PROPERTY?
We contact Estate Agents in the specific area identified from your requirements. We have up to the minute information on properties currently on the market and those soon to be advertised.
Additionally, we search the Internet and newspapers, for Agent advertised property and for privately advertised property. We target specific locations using mail drops, seeking out homeowners thinking of selling. We help save on Agent fees, meaning you can benefit by a potential price reduction.
• VIEWING
It normally takes about ten days to research the market for you. We pre-view property we have short-listed, to produce a further short-list of properties for discussion with you. All viewings are arranged at your convenience. We will provide you (with Vendors permission) digital photographs, a report on the property, and the existing details from the agents.
• REPORTING
We regularly update you during our search to find you the right property with the unique combination of location, price, size and aspect. Finding your ideal home may take two weeks or two months, sometimes a little longer. You can be comforted to know that we are working hard searching on your behalf.
• DECISION
During the search, decisions will need to be made. You can rest assured that we will be at hand to help you with independent and neutral advice. We act at all times as the key contact; this allows you to make your decision without feeling pressured by sellers and their agents.
• PURCHASE
You have decided on your dream home and agreed a price. From here you will need to instruct solicitors, obtain a building report and LIM, and possibly finalise your financial requirements with your Banker or other Financial Institution. We are available should you require further assistance or advice.
